Job Responsibilities
- Plan, schedule, and supervise the maintenance staff.
- Coordinate with vendors and contractors for installation, maintenance, and repair work.
- Ensure all projects and scheduling are within budgetary guidelines.
- Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors.
- Purchase/Order maintenance supplies in an efficient and cost-effective manner.
- Ensure inventory is appropriately stocked and maintained.
- Ensure service requests and other maintenance projects are completed accurately and timely.
- Conduct regular safety inspections of the property.
Qualifications
- A minimum of 3+ years property management experience.
- HVAC and EPA Certifications required.
- Understanding basic trades: electrical, carpentry, plumbing, HVAC, painting, appliance repair, ect.
- Excellent verbal, written and communication skills.
- Must possess a valid driver's license.

- One of their most challenging properties in the Orlando market, with a significant amount of deferred maintenance and ongoing operational needs.
- Looking for someone with a strong background in managing older assets—not just experience with A-class properties.
- Essential that we find the right fit this time, as placing the wrong candidate in this role has set the property back in the past.
