Leasing Consultant – Washington, DC
This role is designed for a motivated, results-driven Leasing Consultant who thrives in fast-paced affordable housing environments and plays a key role in stabilizing underperforming or distressed communities. The focus is on driving occupancy, supporting strong rent collections, delivering excellent customer service, and ensuring compliance with Tax Credit program requirements.
Key Responsibilities:
• Actively market available units through community outreach, online platforms, and referral sources to maintain optimal occupancy levels
• Schedule and conduct property tours, showcasing available units and community features to prospective residents
• Guide applicants through the leasing process, including reviewing applications, performing background checks, and verifying eligibility
• Prepare and execute lease documents, collect deposits, and coordinate move-in and move-out procedures
• Provide outstanding customer service to current and prospective residents, addressing inquiries, concerns, and maintenance requests promptly
• Maintain accurate and organized leasing records, reports, and marketing data for management review
• Collaborate with the Property Manager and team to support rent collection efforts and community retention goals
• Stay informed of local rental market trends, pricing, and competition to assist in positioning the community competitively
• Ensure all leasing practices adhere to Fair Housing laws and compliance requirements under the Tax Credit program
Qualifications:
• Minimum 2-3 years of leasing experience in affordable or Tax Credit housing
• Strong sales, closing, and customer service skills with the ability to build rapport quickly
• Excellent communication and interpersonal abilities with a professional demeanor
• Detail-oriented with strong organizational and multitasking skills
• Knowledge of Fair Housing laws, local rental market conditions, and leasing compliance standards
• Experience with property management software (Boston Post preferred)
