Property Manager – Columbia, SC
Manage day-to-day property operations over 2 properties, leasing and resident relations, budgets and collections, and coordination with maintenance teams and vendors.
  1. Operational Excellence:
    • Oversee the daily operations of assigned properties, ensuring efficiency, effectiveness, and compliance with company policies.
    • Implement and maintain standardized processes for property management.
  2. Tenant Relations:
    • Build and maintain positive relationships with residents, addressing inquiries, concerns, and requests in a timely and professional manner.
    • Conduct regular tenant communication and community-building activities.
  3. Lease Administration:
    • Facilitate the leasing process, including tenant screenings, lease negotiations, and move-in/move-out procedures.
    • Ensure accurate and timely completion of lease agreements and related documentation.
  4. Property Maintenance:
    • Collaborate with maintenance teams to ensure properties are well-maintained and meet quality standards.
    • Conduct regular property inspections and coordinate preventive maintenance.
  5. Financial Management:
    • Prepare and manage property budgets, ensuring fiscal responsibility and alignment with overall company financial goals.
    • Monitor and manage rent collection, expenses, and financial reporting.
  6. Vendor Management:
    • Liaise with vendors and contractors for property-related services, ensuring quality and cost-effectiveness.
    • Negotiate contracts and oversee the performance of third-party service providers.
  7. Regulatory Compliance:
    • Stay abreast of relevant local, state, and federal regulations and ensure properties remain in compliance.
    • Coordinate inspections and address compliance-related matters.
Qualifications:
  • Bachelor's degree in Business, Real Estate, or related field; additional certifications in property management are a plus.
  • 2-3 years of proven experience in multifamily property management.
  • Renovation, lease-up, and stabilization experience highly valuable.
  • Experience with AppFolio preferred
  • Knowledge of Fair Housing regulations and other relevant property management laws.
  • Strong leadership and interpersonal skills.
  • Exceptional organizational and problem-solving abilities.
