Property Manager – Columbia, SC
Manage day-to-day property operations over 2 properties, leasing and resident relations, budgets and collections, and coordination with maintenance teams and vendors.

- Operational Excellence:
- Oversee the daily operations of assigned properties, ensuring efficiency, effectiveness, and compliance with company policies.
- Implement and maintain standardized processes for property management.
- Tenant Relations:
- Build and maintain positive relationships with residents, addressing inquiries, concerns, and requests in a timely and professional manner.
- Conduct regular tenant communication and community-building activities.
- Lease Administration:
- Facilitate the leasing process, including tenant screenings, lease negotiations, and move-in/move-out procedures.
- Ensure accurate and timely completion of lease agreements and related documentation.
- Property Maintenance:
- Collaborate with maintenance teams to ensure properties are well-maintained and meet quality standards.
- Conduct regular property inspections and coordinate preventive maintenance.
- Financial Management:
- Prepare and manage property budgets, ensuring fiscal responsibility and alignment with overall company financial goals.
- Monitor and manage rent collection, expenses, and financial reporting.
- Vendor Management:
- Liaise with vendors and contractors for property-related services, ensuring quality and cost-effectiveness.
- Negotiate contracts and oversee the performance of third-party service providers.
- Regulatory Compliance:
- Stay abreast of relevant local, state, and federal regulations and ensure properties remain in compliance.
- Coordinate inspections and address compliance-related matters.
- Bachelor's degree in Business, Real Estate, or related field; additional certifications in property management are a plus.
- 2-3 years of proven experience in multifamily property management.
- Renovation, lease-up, and stabilization experience highly valuable.
- Experience with AppFolio preferred
- Knowledge of Fair Housing regulations and other relevant property management laws.
- Strong leadership and interpersonal skills.
- Exceptional organizational and problem-solving abilities.
